a consulation meeting discussing offer options, a simple risk free contract will be drawn up with agreement of the cost of land, the programme
with the next steps contact the local authority planning department. Subject to response from the local authority, we prepare a full planning
application.

Once the application is approved the land will be acquired at agreed price and development will start.
